When can I buy a lot?
Stage 1 lots have sold out and titles have been issued. Stage 2 release commences 28 June and will take place in three stages. Stage 2 titles are estimated for November 2024.
How big are the lots?
The average lot size is 415m2 with lots ranging from 300m2 up to 572m2.
What is the zoning of the lots?
The lots are zoned as residential with an R-code of RMD25 and RMD40.
Will the lots be flat?
The lots will be retained and generally level.
How much deposit will I need?
Generally lots will be sold with a $10,000 deposit, however we suggest that you have finance approval or speak with our finance brokers to be in the best position to purchase.
Can I buy multiple lots?
Lots are limited to 1 per Buyer, however multiple lots may be considered on a case-by-case basis.
How do I reserve a lot?

The Design Guidelines specific to this development were created to help guide and control the building and design of properties over and above local council and building code legislation.
No. There are no set building time limits in this development. However, to be eligible for free fencing and front landscaping you will need to adhere to those applicable building timelines.
Yes. There are design guidelines in place to ensure a high standard within the development.
Provided that you build your house within a set timeframe in accordance with the design guidelines, side and rear fencing will be included for free by the developer, as well as your front landscaping.
Yes. We have several quality builders that we can package up options for you based on your particular needs and budget.
BAL refers to Bushfire Attack Level and is a risk rating of possible fire damage from embers, radiant heat or direct fire in the event of a bushfire. Builders can help mitigate this risk impact.
Yes. There will be a left in / left out access to Warton Road.
Primary – Piara Waters Primary School
Secondary – The new Piara Waters Senior High School is now open for Year 7 students. They will be continuously adding additional year groups annually until it reaches Year 12 students by 2028.
A brand new Nido Centre is located at Piara Village. There is also a Green Leaves Early Learning Centre and Amici Early Learning nearby.
There are many pocket parks throughout Piara Waters, with the closest being Bayonne Park around 500m away.
C.Y. O’Connor Village is adjacent to the development and has a pub, shops, cafes & restaurants.
Piara Village is a $10m neighbourhood shopping centre and includes a Tucker Fresh IGA, BP Service Station, Medical Centre, Nido Childcare Centre, a gym, as well as other food and specialty stores.
Once the development is complete and the Public Open Space (P.O.S.) areas are finished they will be maintained by Celsius for the first two years, after which they will become the responsibility of the council to maintain.
Celsius Living proudly sponsor the Piara Waters Pirates Junior Football Club. There are also clubs for cricket, netball, basketball, and running as well as numerous other sports and recreational activities.
Celsius Living is proposing local play facilities, shade structure, and a picnic area within the new park, subject to Council approval. Celsius is seeking to retain many of the high quality trees within the park.
